WHAT MAKES A CLASSIC CABIN SPECIAL?


Classic Cabins are built by a small Amish crew. These skilled craftsmen specialize in providing workmanship typical of a century ago when every detail was important. Cabins are available in either traditional pine board and batten or heavy duty vinyl in a wood grain look that blends well in a wooded setting.

Only 3 or 4 cabins are built each year and with rare exception, Classic Cabins are built specifically for their owners. While not a totally custom cabin, they are tailored to the buyer's preferences within the size and style range of a Classic Cabin. Floorplans are unique to each cabin so a book of "standard plans" isn't available. These are definitely not kits, modular or precut cabins.

Built to minimize waste and maximize space, there are no hallways in a Classic Cabin. The various room layouts connect rooms and spaces directly using an open floor plan. That's why the space inside always seems greater than the overall cabin looks from the outside.

The all natural finish, knotty pine interior is light and airy. The warm glow of the wood creates a feeling of sheltering comfort. You'll find special touches throughout such as handmade towel racks and custom built pine cabinets. All cabins have an open pine stairway with thick treads and handrails, a favorite of Classic Cabin owners. Many of the cabins have a huge stepping stone leading to the front porch.

Cabins are sold as a package that includes the land, cabin, septic and well. All new cabins comply with the Uniform Building Code. Major appliances are included so your cabin is ready to be furnished and enjoyed at settlement.

Just as important as the construction of the cabin is the relationship of the cabin to its lot. Each cabin is situated so that it blends beautifully into its wooded setting. Most lots are wooded, between 2-10 acres and within 20 minutes or less of a boat launch or marina at Raystown Lake.

Construction contracts require a 10% deposit three months prior to the start of construction. This deposit is held in escrow and applied to the purchase price at settlement. The builder shoulders the cost of construction until completion saving you the expense and hassle of getting a short term construction loan. Other than the initial deposit, there are no construction advances involved. Buyers simply apply for a mortgage or home equity loan about 45 days before the projected completion date.

The various Classic Cabin styles pictured on this website are examples of the builder's work and are all sold. However, I can take you inside several of these finished cabins whose owners are nice enough to let us show them off as examples of the builder's work. Be sure to give me at least a week's notice prior to your visit so that I can arrange it.

We would also look at available lots and meet. Once you pick out a lot, then an Intent to Purchase is signed with the builder and a $1,000 deposit is collected. Eventually this deposit becomes part of your 10% down money. A design session is scheduled with the builder. Once a cabin design is agreed upon, a completion date can be established. Prices vary depending on lot size, cabin size, special features and current market prices for construction materials. Approximate starting price of a lot and cabin is currently $210,000 and depends on lot value and cabin size.

Availability

Lots are available to build your Classic Cabin, some within 5 minutes of boat launches in the Trough Creek area of Raystown Lake. Due to demand, there may be a 6-7 month wait for new cabins to be completed, so now may be a good time to look at lots, decide on a design and get on the schedule so you can enjoy your cabin next summer!

Occasionally a completed cabin will come up for sale as an owner moves on to other pursuits. Check with me to see if any are immediately available or coming soon.
